Real estate CRM development: which CRM fits your sales team?

Real estate CRM development can start in three places. Real Estate CRM, from ₹45,000 in up to 30 days, is made for property sales: units, site visits, channel partners and bookings. Sales CRM Starter, from ₹18,000 in up to 7 days, gets a small team off spreadsheets. Custom CRM Setup, from ₹95,000 in up to 3 months, is built on your own objects and approval rules.

What should a property CRM record?

Ask a sales manager at a builder what goes wrong and the answers are specific: a flat promised to two buyers, a site visit nobody followed up, a partner and a portal both claiming the same buyer, a demand letter drafted again from an old file. A CRM for property has to record those things directly. Before comparing packages, check any CRM, ours or anyone else’s, against this list:

  • Unit-level inventory, with a way to block a unit while a buyer decides.
  • Site visits scheduled against the lead, with the outcome recorded after each one.
  • Channel-partner attribution, with payouts tied to the bookings each partner brought.
  • The booking, the payment plan and the demand letters on the same record as the sale.
  • Leads from property portals and Meta ads arriving in one pipeline.

Which of the three should you build on?

Real Estate CRM covers every item on that list, plus broker payout tracking. The other two are general CRMs, each right for a different kind of property business:

  • Real Estate CRM, from ₹45,000 (up to 30 days): for developers and their sales teams. Its stack is Zoho and Postgres.
  • Sales CRM Starter, from ₹18,000 (up to 7 days): for a small brokerage whose sale runs enquiry, visit, quote, won or lost. Pipeline stages, web and WhatsApp lead capture, reminders, quotation templates and an owner’s dashboard, with team training and a handbook; no unit inventory or partner payouts.
  • Custom CRM Setup, from ₹95,000 (up to 3 months): for a group with several projects, regional teams and discount approvals. It is built on your own objects with role and territory permissions, a quote-to-invoice workflow and data migration from your current tools, on Postgres and Node.

How do you decide?

The question that usually settles it is whether you sell specific units from inventory you control. If you do, start with Real Estate CRM: unit blocking, visits and partner credit are its core, and a general CRM would have to be stretched to cover them. If you mostly match buyers with other people’s properties, the starter may be enough, or HomeSphere, whose lead management sits beside its listings.

Choose Custom CRM Setup when the rules are the hard part: who may give which discount, which region sees which accounts, how a quotation becomes an invoice. It costs more because the objects and permissions are designed around your business rather than taken from a property template.

Where do the leads come from, and who replies?

Real Estate CRM ingests leads from property portals and Meta lead ads into one pipeline. Replying to them is a separate job. For Facebook and Instagram ad leads, Meta Lead Ads → WhatsApp (₹5,000, up to 7 days) sends a WhatsApp reply within a minute with two site-visit slots, follows up on day 1, 3 and 7 and logs the lead to your CRM. The whole WhatsApp side is covered in WhatsApp automation for real estate.

Old lead lists are rarely clean: the same buyer appears under three phone formats and half the statuses are out of date. CRM Migration & Cleanup (₹9,000, up to 7 days) maps fields, removes duplicates, imports past activity and runs old and new side by side for a validation week, with snapshots to roll back to. Custom CRM Setup includes migration; for the other two, an import is scoped on the call.

FAQ

03
What does real estate CRM development cost?

Real Estate CRM starts at ₹45,000 and is delivered in up to 30 days. Sales CRM Starter starts at ₹18,000 (up to 7 days) and Custom CRM Setup at ₹95,000 (up to 3 months). Your fixed price arrives in writing after a 15-minute scope call, once your projects, partner rules and lead sources are known.

Is it built on Zoho or on our own system?

Real Estate CRM and Sales CRM Starter list Zoho and Postgres on their cards; any third-party subscription that involves is settled on the scope call and written into the proposal. Custom CRM Setup runs on Postgres and Node rather than a subscription CRM.

Can it stop two salespeople selling the same unit?

That is what unit-level inventory and blocking are for in Real Estate CRM: a unit on hold for one buyer shows as unavailable to every other salesperson until it is released or booked.

Can channel partners see their own leads?

A partner login is not one of Real Estate CRM’s listed items; attribution and payouts are tracked by your team inside it. If partners should see their own leads and payouts, raise it on the scope call and it is added to the proposal as its own item. The Real Estate Listing Portal does include broker and channel-partner logins.

We are a two-person brokerage. Is a CRM overkill?

Possibly. If what you need is fast replies to ad leads, Meta Lead Ads → WhatsApp at ₹5,000 may be enough on its own. If the pipeline itself is the mess, Sales CRM Starter at ₹18,000 is built for small teams moving off spreadsheets.
